We recently have had our home recarpeted but it is now a centimetre or so higher than the old carpet. This has resulted in problems with some, fortunately not all, of the doors in the house. The problem doors are currently disconnected, so the carpet could be laid.

Good morning,

I am enquiring about whether you can help us out with some door repairs

The most urgent job is a stacker door – 4 door installation on our back deck. We are currently unable to fully lock our house.

We were told by a locksmith that the doors’ brand is Interlock and the lock is a Lockwood Optimum 4 point. The lock has failed on the door – the key doesn’t engage the locking bolt. The locksmith got it working but said it would fail again which it has. He couldn’t replace the lock as it involves dismantling the door. The door set also need adjusting. The system has one single door with the key lock n it and 3 linked doors. The single door is catching on the outside on the timber deck The other 3 linked doors are catching at the bottom at one point . These will move smoothly with some CRC sprayed on but do need adjusting.

There are two other doors that we’d like you to look at but these are not as urgent. There is a sliding aluminium security screen door (Franklin brand I think). It is catching at the lock. We also have an interior sliding door to our ensuite that has stopped sliding smoothly and seems to be partially off its track. It is one of those doors that slide from inside the wall cavity. I can’t work out how to reset it.

As discussed, the stacker door set is the priority as it is a security issue – we can’t lock the house. The other two jobs can wait if you have plenty on at the moment. Please let me know if you need further information or photos.

I’m looking for a professional to inspect and repair my bifold doors at my home in Wynnum, QLD. The issue involves the last two doors in the set (3rd and 4th doors), which are connected by a hinge and swing out together (I can send photos to your mobile for reference). These doors are rubbing on the top rail and are now unable to open.
When we moved in, I noticed that these two doors were already quite tight against the top rail, as they are slightly taller than the other bifold doors. The gap from the top rail has always been minimal, but during this summer, they have become completely stuck. I suspect this may be caused by either:
The doors swelling due to summer heat
The top rail swelling from possible water ingress above
Sagging in the entire upper rail or support beam
I expect this to be a minor issue (i.e., not a major structural problem), and my initial thought is that removing the doors and trimming approximately 3–4mm from the top might resolve the issue. However, I would like a professional assessment to confirm the cause and recommend the best solution.
Additionally, I have some wood rot in a sash window that I’d like inspected while you’re here. I’m happy for the wood rot to be dug out and filled with an appropriate filler, but I’d like a quote for the repair.

I have an internal pocket door that’s sticking when closing it. The last 10-15cm of closing is where it sticks and requires effort close. Opening it when fully closed is even harder. The door definitely is uneven when closed, bigger gap at the top than the bottom. Suspect either the wheel mechanism in the rail has dropped. It otherwise rolls smoothly.

You need to swipe a fob to allow access into the bathroom and the reader will beep to allow access however the door will stay locked and you have to swipe the fob a few times (sometimes up to 14 times) and then wiggle/ shove the door to get it to open.

The sliding door to the balcony has a few problems and I would like it replaced completely (the problems are that (1) it does not close fully and (2) it only opens 1/3 of the way).

I would like a stacker door installed, that can open 2/3 of the way.
If possible it would be great if the door frame is a bit thicker at the opening (as we live in a brick building, and the only way to install Aircon is to have the pipes go through the door frame).

A handle turns completely around and does not work and the door is grinding and is no longer smoothly opening or closing. There are 8 doors with the middle 4 having this issue. We have a few sets of wooden bi=fold doors and one of the end doors (which acts as the door when the other bi-fold doors are locked in place) is sagging, so that the top of the door hits/ rubs against the frame when it is opened or closed.
