I’m looking for a professional to inspect and repair my bifold doors at my home in Wynnum, QLD. The issue involves the last two doors in the set (3rd and 4th doors), which are connected by a hinge and swing out together (I can send photos to your mobile for reference). These doors are rubbing on the top rail and are now unable to open.
When we moved in, I noticed that these two doors were already quite tight against the top rail, as they are slightly taller than the other bifold doors. The gap from the top rail has always been minimal, but during this summer, they have become completely stuck. I suspect this may be caused by either:
The doors swelling due to summer heat
The top rail swelling from possible water ingress above
Sagging in the entire upper rail or support beam
I expect this to be a minor issue (i.e., not a major structural problem), and my initial thought is that removing the doors and trimming approximately 3–4mm from the top might resolve the issue. However, I would like a professional assessment to confirm the cause and recommend the best solution.
Additionally, I have some wood rot in a sash window that I’d like inspected while you’re here. I’m happy for the wood rot to be dug out and filled with an appropriate filler, but I’d like a quote for the repair.
Could you please provide the following details?

One makes a noise (like paint unsticking) when it is opened. It is very obvious when it has remained closed for some time.

The other makes a similar sound, not as obvious. It also needs to be pulled fairly tightly for the latch bolt to sit securely in the strike plate.

I have an internal pocket door that’s sticking when closing it. The last 10-15cm of closing is where it sticks and requires effort close. Opening it when fully closed is even harder. The door definitely is uneven when closed, bigger gap at the top than the bottom. Suspect either the wheel mechanism in the rail has dropped. It otherwise rolls smoothly.

You need to swipe a fob to allow access into the bathroom and the reader will beep to allow access however the door will stay locked and you have to swipe the fob a few times (sometimes up to 14 times) and then wiggle/ shove the door to get it to open.

The sliding door to the balcony has a few problems and I would like it replaced completely (the problems are that (1) it does not close fully and (2) it only opens 1/3 of the way).

I would like a stacker door installed, that can open 2/3 of the way.
If possible it would be great if the door frame is a bit thicker at the opening (as we live in a brick building, and the only way to install Aircon is to have the pipes go through the door frame).

Hi. We have a set of double bi-fold doors at home and one of the internal bolt locks has failed.
The 4 x doors are aluminium and 2400H. The hardware is interlock / assaabloy. It could be that we have a Interlock Twinbolt bi-fold lock on the door leaf? Our townhouse is from 2007. It looks like the rod end has broken off at the base of one of the bolt locks. How would the locking mechanism be best repaired please?

We require a new exterior door for the exit of the garage to the backyard. It is very exposed and the builder put in what looks like an internal door. We were looking at a weatherproof solid door (aluminium?).

Our front door doesn’t open/close properly. I’ve had it realigned in the past but I think the lock catches when it opens/closes so I would like the front door (double wooden door) realigned and new lock put in that won’t do this? or advice on whether we need a new door.
